A counselor can explain what documents you will need to provide to your mortgage company, and in many cases, will handle the entire process of working with your mortgage company for you.

Free Consultation

There is never any charge for you to speak with a Homeowner Assistance Group Counselor. Counselors are generally licensed professionals that have been trained to help homeowners take advantage of the various programs and proactively resolve their mortgage situation. Counselors are here to provide homeowners with consultation, training, and assistance, as well as processing and negotiating with their mortgage companies.

Loan Modification

If you can make payments on your loan, but don’t have enough money to bring your account current, your lender may be able to change the terms of your original loan to absorb your delinquent payments and make the payments more affordable. Your loan could be permanently changed by adding the missed payments to the back end of the existing loan balance, lowering the interest rate or making an adjustable rate fixed, or extending the number of years you have to repay your loan.

Scam Prevention Efforts

Beware of Foreclosure Rescue Scams that require you to pay an upfront fee before any services have been completed in assistance with your mortgage situation. If you have been contacted by anyone who requires you to pay a fee prior to providing any services, do not pay, and report them here.

Before you meet with a Counselor

Make sure you have all of the decision makers regarding your mortgage and finances present at the appointment with your counselor. Also, begin gathering the documentation listed below that you or your CPR will need to submit to your mortgage company.

Document Checklist

  • Financial Information Form
  • Monthly statement(s) or information for all mortgages and liens against the property including:
  • Mortgage/lien holder company name
  • Account number
  • Balance and monthly payment
  • Contact information
  • Hardship Letter explaining your circumstances
  • Last two years of income tax returns
  • Last two months bank statements
  • Last two paycheck stubs
  • If you do not have any of the items listed above, a Written Statement explaining why you don’t have them will be okay.
